If There’s One Advantage in Commercial Property, It’s This: Curiosity That Turns Into Better Decisions

April 8, 2026

The Gap Isn’t Knowledge. It’s Curiosity.

One of the biggest risks I see in commercial property right now isn’t lack of experience. It’s lack of curiosity. Because the industry is shifting. Not dramatically overnight. But steadily. Consistently. And in ways that matter.

And if you’re only operating inside your day-to-day, your portfolio, your deals, your inbox, you may miss it. You miss the signals. You miss the patterns. You miss where things are heading.

The agents, property managers and asset owners who stay ahead tend to do one thing differently. They stay curious. They look beyond their immediate market, ask better questions and are willing to challenge what they’ve always done. They make the effort to get into rooms where thinking is evolving and take the time to listen to what others are seeing across different assets and regions.

Because commercial property doesn’t operate in a vacuum. What’s happening in retail impacts industrial for instance. What’s happening in customer behaviour impacts leasing strategy. What’s happening in technology is reshaping operations faster than most expect.

And here’s the thing. You don’t need to know everything, but you do need awareness. Without it, decisions get made on outdated assumptions, risk increases quietly in the background, and opportunities pass by without ever being recognised.

This is where training also needs to shift. It’s not just about teaching process. Or legislation. Or “how it’s always been done”. It’s about building people who think commercially, understand the broader context, and can connect what’s happening externally to what they’re doing internally. That’s the difference.

At the Australian Academy of Property, that’s a big part of what we focus on. Not just capability. But perspective. Because the people who move forward in this industry aren’t just the busiest. They’re the most aware. And awareness starts with curiosity.
